Three Parks
Three Parks consists of approximately 112.8 hectares of land and has been identified in the Wanaka Structure Plan as an appropriate location to cater for future growth of the Wanaka Township. Three Parks was established to provide another commercial area for Wanaka to accommodate larger retail stores such as a second supermarket and bulk goods retail outlets along with a mix of low and medium density residential, tourism and recreation facilities as well as open space under the Queenstown Lakes District Counsel (QLDC) operative District Plan zoning. Three Parks is set out and formalised under Planed Change 16 – Three Parks Special Zone.
A Summary of these zones and the respective areas of land are:
INSERT STRUCTURE PLAN
Business 5.92ha
Provides for light industrial activities, wholesale, showrooms, trade related retail and retail that is inappropriate in the existing town centre.
Business (Main Street) 2.45ha
Requirement that the building types and activities have an attractive and active street frontage.
Commercial Core (17.26ha)
Three Parks is a staged development and shall include large format retail, specialty stores, office space, visitor accommodation, residential, community facilities and public open space.
Low Density Residential (31.49ha)
Provides a range of housing including clusters of higher density adjacent to open spaces.
Medium Density Residential (10.86ha)
Provides Duplexes and Terrace housing.
Medium Density Residential (Deferred Mixed Use) 3.73ha
In time this area will enable small scale commercial activities which are compatible with residential.
Tourism & Community Facilities (8.08ha)
Reserved for tourist facilities, conference centres, community facilities, commercials recreation activities and visitors accommodation.
The Key Component of the Three Parks Zone is to ensure that it does not degrade the viability of the existing Wanaka Town Centre area.
Wanaka Sports Facilities
A Large scale community complex will be located at Three Parks and shall include an aquatic centre, sports complex/stadium, hard paved courts, Astro Turf, playing fields, and associated amenities and parking. This complex will be developed and managed by the Queenstown Lakes District Counsel (QLDC)
